The Tenant acknowledges and agrees that the existing flooring within the premises shall not be altered, replaced, or modified in any way without the prior written consent of the Landlord. Any unauthorised changes to the flooring will be considered a breach of this agreement, and the Tenant may be required to restore the flooring to its original condition at their own expense.
The tenant will be required to arrange their own rubbish collection.

The cost of utilities is included in this agreement up to a maximum of £150 (one hundred and fifty pounds) per calendar month. Any costs incurred above this amount shall be the responsibility of the Tenant and payable in addition to the rent.
