Parking is limited to five cars and you’ll have to acquire everything you’ll need for your event, such as a generator for heating and electricity, toilets, etc.

The listing refers to the front woodland and does not include the 26 acre paddock, the curtilage of the main residence or the massive scary woodland at the back- these are available by separate negotiation
- Infrastructure is limited and includes
(i) a single hat stratus tipi which can accommodate up to 80 seated guests (tables and chairs need to be provided by lessee separately)
(ii) an outdoor hand carved table from an ancient birch tree which accommodates up to 24 seated guests
(iii) two hand carved benches
(iv) Kaldai Grill
(v) use of a wood fired sauna
(vi) As a minimum, the lessee shall arrange and provide proof of the relevant insurance cover to provide indemnity to Nomadic where required for each event.
(vii) The lessee must understand that given the outdoor nature of the location in exceptional circumstances such as an act of God or force majeure the lessor reserves the right to cancel the booking if they feel it is too dangerous
(viii) the lessee accepts full liability for the safety of its guests and will ensure they do not wander off drunk, eat any wild mushrooms or forage items or chase after any roaming animals such as deer, grouse, squirrels and rabbits.
(ix) The lessor may from time to time at their discretion provide security for the event to ensure people don't wander off and get lost in the woods which is included in the price
(x) Currently there is no direct electrical or water access to site. In the past electricity and heating has been sourced though a generator hire & Nomadic can put the lessee in touch with the relevant parties if required. Fresh water can be transported and stored inside the tipi.
(xi) Provision of alcohol is possible through a Temporary Event Notice. Please notify us in advance.
(xii) No amplified music beyond 8pm
(xiii) The space must be left as found with no litter left over. This is because we do not want wild animals eating it and we are in a conservation area (AONB) and want to keep the woodland clean for future generations.
