The basement and the stairwell in the listing are completely off-limits to everyone, tenants, visitors, and brand teams. The back door on the ground floor and the walkway separating the unlisted space are also locked and closed off. None of these areas should be used for activities, storage, or events, so just keep that in mind when you’re in the space.

Please Note:

A cleaning fee of £75 will be added to either the initial payment or deducted from the deposit.

Tenants must leave the Premises by 5pm on the final day of the Term. If the check-out is delayed, a £50/hour late fee will be applied and deducted from the security deposit held.

Check-in is from 9am on the first day of tenancy.
Check-out is by 5pm on the final day of tenancy.

Any reception in the evening such as launch cocktails including trading beyond the permitted hours is strictly subject to the landlord's approval.

Basement and Stairwell Access:

The basement and the stairwell pictured in the listing are off-limits to all visitors, tenants, and brand teams.

These areas must not be used for any activities, storage, or events.

Prohibition on Alterations or Build-Outs:

No build-outs, alterations, or cosmetic changes of any kind may be made to the space without prior written permission from the landlord, regardless of the size, scope, or intrusiveness of the works.

All proposed works must be submitted for approval in writing, and no works may commence until written consent has been provided by the landlord.

Any unauthorised works will be considered a breach of the space terms and may result in enforcement actions, including restoration at the tenant’s expense.
