Chelsea is one of Manhattan’s most multifaceted neighborhoods - where art meets commerce, tourists meet locals, and old meets new. This is most evident in the High Line, the former elevated rail line turned green park, that snakes through an area that was once an industrial district and is now one of the most vibrant parts of the city.

Right off of the famous High Line is this two-level, gallery-like space in a modern residential building that opened in 2015. The entrance is right off of heavily trafficked 23rd Street and opens into a room with high ceilings and white walls. In the back and up six steps, there’s a mezzanine space with a skylight that allows lots of light in. At the front is a window opening on to the street for display and branding.

Whether weekday or weekend, plenty of people converge on Chelsea to visit the fine art galleries, shop at Chelsea Market, and dine at restaurants like Cookshop. Although the space is notably West, it’s under 10 minutes away from C, E, and the new 7 extension.

Les règles à suivre

-The signage on the second floor will be removed
-Designated Hours are 6 AM to 12 AM - tenant must be mindful of the noise level during any hours that fall out of the 8 AM - 10 PM time frame.
-Building enforced quiet hours are 9 PM to 8 AM.
-Tenant shall not at any time create excessive noise or play loud music at a level that disturbs neighbors.
-At the end of each day, HVAC system should be turned off or lowered as needed so as to not waste energy.
-Trash pickup is every Tuesday, Thursday and Saturday. Any accumulated garbage must be disposed of by Tenant by placing it on the curb in front of the building after 4pm the day before. Recycling is picked up on Saturdays.
-Combination Lock Code and Keys to access property/closets/display window will be exchanged in person. To be coordinated between Landlord rep and Tenant directly.
-Smoking is NOT allowed on the premises.
-Pets/animals are NOT allowed on the premises.

With regards to the questions posed:
-WIFI is getting installed/set up and will be ready in time for Tenant’s use of the space.
-Window cleaning will be taken care of.
