5. Licensee shall use its highest commercially reasonable efforts to conduct
its business and control its agents, employees, invitees and visitors in such manner as not to create any nuisance, or interfere with, annoy or disturb Licensor, any resident in the Building or any party in the immediate area, including, without limitation, by retaining appropriate security and crowd control personnel.
6. Additional Insurance. - Licensee shall obtain and keep in full force and effect, at Licensee’s sole cost, all necessary insurance coverage, including, without limitation, a commercial general liability policy of insurance, including coverage for bodily injury and property damage, contractually assumed liability and independent contractors, in amounts no less than a combined single limit of $1 million per occurrence and $2 million in the aggregate on a per project and/or location basis.
Limits can be obtained as a combination of general liability and umbrella coverage. Policies shall also include a waiver of subrogation in favor of the additional insured parties; and (b) statutory workers compensation coverage and employer’s liability insurance for $1 million. All such insurance must be maintained and kept by Licensee in full force and effect through the Event Date. If Event Organizer’s commercial general liability insurance policy is a claims-based policy, such
insurance policy must remain in effect for a period of three (3) years after the end of the Event Date
